VIEWING LOUNGE
The lounge has large windows and looks out over the indoor and outdoor rings. It connects to the well sized outdoor terrace with a beautiful view across the tranquil meadows to the small forest and the 115’ x 289’ outdoor ring with an ebb and flow system in the footing. On the other side of the viewing lounge the large windows look in on the 65’x 196’ indoor ring, also with an ebb and flow system and an electric system that lift the wooden borders at the doors. Located underneath the viewing lounge is a big basement with two windows currently in use as a gymnasium. 

STABLES
Leaving the viewing lounge, a long hallway leads to a large entrance hall at the front of the building where you find a small office. Alongside de the long hallway are six 9’x 13’ stalls with a loundry/tack room, groom/wash stall and doors to the meadows, outside ring and a walker for six horses. Beside a door to the indoor ring a second hallway leads to three veterinarian rooms, one meant for collecting semen, one tiled, which could be used as a lab and one room which was used for insemination. At the end of the hallway is another stable area with 15 stalls including two foaling stalls, groom/wash stall, tack room and a heated viewing room in between the two foaling stalls. One side of this area leads to two large storage areas and the other side of this stable connects to the third stable area with 12 stalls, one wash stall, two groom stalls and one big tack room. Both stables have their own entrances to the indoor ring. At the end of the third stable a hallway passing four big group stalls for yearlings and two-year-olds lead you back to the big apartment and viewing lounge.

TERRAIN
The facility is fenced at the roadside and has three gates. There is a building block on the right-front side of the building where a house can be built on one side of a small roundabout and there is a barn other side that could be renovated. There are meadows and paddocks on all sides of the building. The inside of the stable areas is versatile and dividable so easily adapted to commercial leasing possibilities and income potential. With a little love and finishing this already impressive facility could grow into an epic equine estate and a horse lovers paradise.
